3)   Reading & Approval of Minutes from prior BOD Meeting

a.    July 16, 2024 – Approved (Unanimous)

b.     September 17, 2024 - Approved (Unanimous)

4)    Ratification of voting report for “in between meeting” votes

a.     Record of voting between meetings 9/17 to 11/19 – Approved (Unanimous)

5)    Reports of Officers: President, Vice Presidents, and Treasurer and any Committee leads

a.    Treasurers Report: 

                                 i.    Westridge Auburn Financials Summary - 2024/10

                                ii.    Unpaid 2024 Dues – one home outstanding.

a.    Nothing to Report

7)   Old Business

a.    Open Issues that require board approval

                                 i.    Nothing at this time.

b.    CC&R Amendment Progress – Pending Attorney Response

                                 i.    The Board will consider revisions to Article XII Section 8 – Garbage and Refuse and Article XII Section 20 – Gardens, Play Equipment, Sport Courts, Pools, Spas and Basketball Standards. 

                                ii.    Enforcement of basketball hoop and garbage cans standards will remain on hold pending the outcome of the official vote from homeowners.   

                               iii.    Received revised language from attorney review.  HOA Board to review.

c.    Track D Safety

                                  i.    A few safety concerns have been raised regarding motorized vehicles in Tract D.  HOA can work with City of install no trespassing signs to mitigate liabilities. 

                                ii.    No action taken at this time, Board will continue to monitor.

                               iii.    Adjacent neighborhood has posted signs.

d.    Tract D Landscaping

                                  i.    HOA to continue to prune/maintain blackberry bushes in Tract D up to homeowner fence lines (potions on homeowner property).  Board to draft notification letters to affected homeowners for awareness for awareness.

                                  i.    Insurance increasing July 2024:

1.    $2500 Deductible

2.    Premium increasing: Mailbox $11.48/year; Cyber data -$141.00; Employee dishonesty $260.43

g.    Corporate Transparency Act

                                  i.    Matt to send signature page to Eydie.

h.    SB 5796

                                 i.    HOA Manager to request quote from attorney to review CC&R changes to comply with SB5796.

1.    Estimate is $20K – to remain on hold (2028)

i.     New Landscape Quotes

                                 i.    Quote received from LunaBella. Quote is roughly 2.5 times the current contract. Will continue with Rain City.

j.     Updates to Collection Policy:

                                 i.    Collection Policy complete and sent to neighborhood.
