c. CC&R Amendment Progress – Pending Attorney Response – Eydie to follow-up with Legal team on status update.
i. The Board will consider revisions to Article XII Section 8 – Garbage and Refuse and Article XII Section 20 – Gardens, Play Equipment, Sport Courts, Pools, Spas and Basketball Standards.
ii. Enforcement of basketball hoop and garbage cans standards will remain on hold pending the outcome of the official vote from homeowners.
d. Track D Safety
i. A few safety concerns have been raised regarding motorized vehicles in Tract D. HOA can work with City of install no trespassing signs to mitigate liabilities. Board to review further with homeowners at the 2024 annual meeting in December.
e. Tract D Landscaping
i. HOA to continue to prune/maintain blackberry bushes in Tract D up to homeowner fence lines (portions on homeowner property) – Brandon will be out this week to trim. Doug will draft notification letters to affected homeowners for awareness.

g. HOA Insurance
i. Insurance increased July 2024:
1. $2500 Deductible
2. Premium increasing to $1,260.67. Premium may be subject to another increase in 2025.

i. $600 for Legal to draw up addendum. Follow-up with Matt (Secretary).
8) New business
a. 2025 Annual Budget
i. New proposed budget for 2025 is $30,620.00 with no increase to Annual HOA Dues.
b. HOA Annual Meeting – Board and management collaborated and wrote the meeting agenda to be used for the Dec 10, 2024 annual meeting.
c. New Open that require board approval:
i. None at this time.
d. Open ACC Requests:
i. None at this time.
e. Landscaping:
i. Rain City has been responsive but inconsistent with timing to service requests.
ii. Doug will obtain quote from LunaBella Landscaping.
iii. Doug talked with Brandon about potentially improving/updating landscaping by the monument (reserves).
f. Social Activities:
i. New Events
1. December Cookie Exchange
2. National Night Out Recap with city members. Neighborhood watch. Grant money for improvements.
a. Other HOA below us (Lennar Homes) wants to combine and do a joint National Night Out next year in 2025.
