6)   Property Manager’s Report

a.    Landscaper Transition

                                 i.    Some growing pains experienced with transition. Doug has been reminding about discussed maintenance areas more than anticipated.

 

7)   Old Business

a.    Open Issues that require board approval

                                 i.    Nothing at this time.

b.    CC&R Amendment Progress – Pending Attorney Response

                                 i.    The Board will consider revisions to Article XII Section 8 – Garbage and Refuse and Article XII Section 20 – Gardens, Play Equipment, Sport Courts, Pools, Spas and Basketball Standards. 

                                ii.    Enforcement of basketball hoop and garbage cans standards will remain on hold pending the outcome of the official vote from homeowners.   

c.    Track D Safety

                                  i.    A few safety concerns have been raised regarding motorized vehicles in Tract D.  HOA can work with City of install no trespassing signs to mitigate liabilities. 

                                ii.    No action taken at this time, Board will continue to monitor.

d.    Tract D Landscaping

                                  i.    HOA to continue to prune/maintain blackberry bushes in Tract D up to homeowner fence lines (potions on homeowner property).  Board to draft notification letters to affected homeowners for awareness for awareness.

                                  i.    Insurance increasing July 2024:

2.    HOA Manager to verify cyber and mailboxes were removed.

                                  i.    HOA to review in Q3.  Watching potential legal challenges.

h.    SB 5796

                                 i.    HOA Manager to request quote from attorney to review CC&R changes to comply with SB5796.
