1) Call Meeting to Order/Introduction of Officers/Guests (Tara)
2) Reading/Approval of last annual meeting Minutes
- No quorum was present, so the meeting was held as a town hall only, no minutes to approve
3) Treasurer's Report (Eydie)
- Review 2022 year-to-date
- Present the 2023 Board-Approved Operating Budget
4) Property Manager’s Report (MyHOA-Online) (Michael and/or Eydie)
- HOA Property Management Issues/Concerns/Site Inspection
- Tree replacement and sidewalk repairs - city to repair in 2023, trees already removed and replaced
- Blackberry maintenance - new landscapers - irrigation repairs
- Play structure inspections and repairs/replacements planned for 2023
5) Old Business
- Compliance enforcement changed in 2022 - extensions and resolutions - avoiding fines
- Collections successes - 2 accounts owing dues, and some other small values in arrears
- Monument put on hold
- Additional split rail additions put on hold
- Future landscaping at entrance put on hold
6) New Business
- 2023 Budget Ratification
- Elections for open board positions
- New business from the floor
