1) Meeting called to order at 7:28pm
- Attendees: Ben Grace, Pam Laplante, Glenn Cunningham, Maggie Snyder
- Proxy – JT Vance
2) Approval of the minutes from the 12/4/2020 meeting
- NOTE: ACC Committee to be set up this year
- Pam Laplante and Kelly Robertson to serve per last year's meeting
- Ben Grace moves to approve the annual minutes, Glenn and Pam Seconded, Minutes pass unanimously
- Board Minutes: Maggie moved, Ben seconded – passed unanimously
3) Reports of Officers: President and Treasurer
- Maggie would like to add to new business front landscaping
- Review of the budget
- For 2021, we are in the red for dues – but expect more to come in in December
- Reserve study is an annual budgeted item
- For 2022 we will also have the play structure inspected
4) Old Business:
- Reserve Study
- Landscaping Refurbish plan for $2,100
- Entry Monument Repair $2,100
- Looking at the new budget, we have bark budgeted at $1,500
- Tree maintenance and removal – budgeted for $1,240
- Budget – No change in dues for 2022
- Pam: are we taking the appropriate actions to collect dues that are past due
- Glenn: How many units are in the HOA? Answer: 35
- Eydie: We only have 2 past due, less than 10%
- Eydie: Reserve study are to help plan for the future of an HOA. Goes out 30 years and determine what assets the HOA will have to plan for. We are currently at 63% funded. Our goals it to get to the 70% mark or higher.
- Budget voted on at 7:50pm and passes unanimously (also passed per RCW as there wasn't 51% present)
5) New Business:
- Board Elections:
- Maggie Snyder – Term has expired, and she would like to step down
- Glenn Cunningham – nominated for the open board seat by Vicki Cunningham, seconded by Maggie, Voted – approved unanimously
- Maggie – new plantings at the front entry. Due to the heat, many of the plants died over the summer. In general, we need new plantings and replace some the lights.

- Eydie will contact the landscaper regarding the lighting
- Eydie will get an updated bid on the rejuvenating the entry area
- The BOD determined who will fulfill which roles
- Ben Grace – President
- Erin Stewart – Secretary
- Glenn Cunningham – Treasurer
- Pam Laplante – recommends sending a roof reminder
- Board voted and approved sending a postcard reminder regarding roofs and other ACC projects.

- Fence
- WH2 HOA is responsible for the fence along the park, not the fence that is behind homes
- The fence is projected to last an additional 2 years
- Pam – Account Interest question what is $2.84? A: .1% per yr interest on savings reserve account
